Situation
McDonalds sought to reposition their North Parramatta store, which was located on a large site, in a prominent location. McDonalds wanted to understand how to maximum value of the entire site, while retaining the restaurant.
Task
Provide a report which assessed the Highest & Best Use of the site.
Action
Endeavour Property Advisory provided a Highest & Best Use report, which indicated there was significant development upside for their site, due to council led planning control changes.
Thus, Endeavour Property Advisory recommended that a development application (DA) be lodged based on their highest & best use recommendations, to which approval was granted.
Result
Endeavour Property Advisory documented and lodged a DA, which was later varied through a Joint Venture agreement between McDonalds and Stockland. This agreement allowed for a mixed-use residential development, which includes a McDonalds restaurant and drive through on the ground Floor.
